THE RIGHT TO VERIFICATION OF THE DEBT AND IDENTITY OF THE ORIGINAL CREDITOR WITHIN THE TIME PROVIDED BY LAW IS NOT AFFECTED BY THIS ACTION.
YOU ARE NOTIFIED THAT:
1. Default has occurred in the conditions of the Mortgage dated October 10, 2007, executed by Arthur James Swanson and Julie A. Swanson, husband and wife; and Arthur Swanson Construction, Inc., a Minnesota Corporation, as Mortgagor to Gary R. Edblad and Jean M. Jones-Edblad, husband and wife, as Mortgagee, and filed for record October 11, 2007, as Document No. 383585, in the Office of the County Recorder of Isanti County, Minnesota, and recorded on October 31, 2007, as Document No. 661623 in the office of the County Recorder of Sherburne County, Minnesota. The land described in the Mortgage is not registered land.
2. The Mortgage has been assigned as follows: None.
3. The original principal amount secured by the Mortgage was Five Hundred Eighty-nine Thousand Nine Hundred and 00/100 Dollars ($589,900.00).
4. No action or proceeding at law is now pending to recover the debt secured by the Mortgage, or any part thereof.
5. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage, and all notice and other requirements of applicable statutes.
6. At the date of this notice the amount due on the Mortgage, and taxes, if any paid by the holder of the Mortgage is Four Hundred Ninety-one Thousand One Hundred Forty and 31/100 Dollars ($491,140.31).

will be sold by the County Sheriff of Isanti County, Minnesota, at public auction on February 11, 2014, at 10:00 a.m. at Isanti County Sheriffs Office at 509 18th Avenue SW, Cambridge, MN 55008.
8. The time allowed by law for redemption by Mortgagor(s) or Mortgagors personal representatives or assigns is twelve (12) months after the date of sale.
9. If this is an owner occupied single-family dwelling, the premises must be vacated by February 11, 2015, at 11:59 p.m.
10. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGORS PERSONAL REPRESENTATIVES OR ASSIGNS MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
