ORDINANCE NO. 573
AN ORDINANCE APPROVING AN AMENDMENT TO ORDINANCE #247(ZONING): THE OFFICIAL ZONING MAP
THE CITY OF ISANTI DOES ORDAIN:
WHEREAS, the City of Isanti received a request from the owners to re-zone the property located at 444 East Dual Boulevard, which is legally described as the North 132feet of Lot 1, Block 1 Dual Industrial Park, City of Isanti, Minnesota from its current zoning of B-2 General Business District to I-1 Industrial Park District; and
WHEREAS, at their regular meeting on December 10, 2013, the City of Isanti Planning Commission held a public hearing to take public comments; and
WHEREAS, the Planning Commission voted unanimously to recommend approval of the rezone request with findings of fact and recommended conditions; and
NOW THEREFORE BE IT RESOLVED, by the City Council of the City of Isanti, that the property legally described as the North 132 of Lot 1, Block 1, Dual Industrial Park, in the City of Isanti, Minnesota, subject to easements, restrictions and reservations of record, is re-zoned from B-2 General Business District to I-1 Industrial Park District subject to the following conditions:
1. If the business was to have any outdoor storage, a conditional use permit would need to be issued by the City through the appropriate public hearing process and the applicable standards/requirements would need to be met.
2. A parking area and driveway would need to be established for any new use to meet current zoning ordinance requirements, which include:
a. Establishing the required number of parking spaces to support the use(s) to be located on the property.
b. Constructing the parking area and driveway to meet the stall, aisle, and driveway design requirements, handicapped parking requirements as well as site plan parking area design criteria (i.e. surface, curbing, and striping requirements) of Section 17 of the Zoning Ordinance.
c. Such plan and any appropriate permits shall be reviewed and approved by City staff prior to construction.
d. That an escrow for to the cost of the parking improvements be provided until they are constructed and approved by the City.
EFFECTIVE DATE
This Ordinance shall take effect the day following its publication in the Citys Official Newspaper.
